SUMMER PROPERTY NEWS

Where are our listings?  They are coiled like springs, waiting for action after the 12th January 2022.  To be sure not to miss them, please email through your details to billy.kerrisk@raywhite.com, with your budget and preferred property type. We alert our registered buyers (over 600 of them) several days before the properties appear on Trademe and realestate.co.nz etc.
The reasons for this strategy are varied, mainly because it is impossible for you to do your due diligence as a buyer over the Christmas break, and also so our clients and my team can enjoy quality family time over the holidays.
There have been less than 90 sales per year (according to REINZ) in recent years in the Bay, so when the opportunity to buy arises, you want to be ready!  Use the downtime to get your finances in order, make sure you have a solicitor and have engaged them, and let me know if you would like to review 2021 Sales stats, to familiarise yourselves with our micro market.
At Ray White Golden Bay we encourage thorough due diligence, we do not want you to skip viewing, or skip a building report, and in addition to thoroughly preparing our listings before they come to the market, we provide a LIM up front where appropriate.  To avoid stressing buyers and sellers, we usually keep each property on the market for 3-4 weeks before presenting all offers, you will see us using the Tenders and Set Date of Sale methods.  You have to be in to win, we literally cannot predict how much a property will sell for in this current market, so do your best and hopefully, you too will soon be enjoying the lifestyle only Golden Bay has to offer.
